Homesearch reaches nine in ten UK postcode districts as buyers start asking AI to find their next home

July 2026 - Homesearch has connected estate agents across 89% of UK postcode districts to Hailo, the system it built to make live property listings readable by AI assistants such as ChatGPT, Claude and Google Gemini. Hailo now carries more than 300,000 live listings, creating a national AI-ready property listing infrastructure as a growing number of buyers begin a search by asking an AI what’s available, rather than scrolling a portal.

Hailo works from an agent's existing listing feed. It structures each property so AI tools can find it, understand it, and attribute it to the agent responsible - keeping the agent’s identity and contact details connected to the property so consumers can be directed back to the listing firm rather than to Homesearch. Branch teams change nothing about how they upload or manage stock.

Making sure listings are AI ready is critical. When someone asks an AI assistant for a three-bed near a good school in a particular town, the assistant can only put forward what it can actually read. Listings that aren't structured for AI are less likely to be found, accurately understood and included in that conversation. Homesearch believes that early adopters of AI-native technology will benefit most as the market develops - and that, for now, the positions are still open.

"Buyers are starting to tell an AI what they want and expect a straight answer back," said Giles Ellwood, founder and chief executive of Homesearch. "For an agent's homes to show up in that answer, the data behind them has to be readable, current, and clearly theirs. That's the entire job of Hailo. We're not building another portal for agents to pay to appear on - we're making sure their own listings get found and credited and linked directly to them."

Homesearch tracks its visibility in AI-generated property results through an internal AI Visibility Benchmark. In the latest analysis, its share of relevant results has risen from under 1% a year ago to more than 14% today.

Ellwood added: “It is important to be clear that Homesearch is not, and never will be, a property portal. Hailo is an AI-native infrastructure layer designed to connect estate agents and their listings directly with the AI tools consumers are choosing to use.

<br>“Traditional portals are built around attracting and retaining consumer traffic within their own destinations. AI discovery works differently. It connects consumers with information, businesses and services from wherever they are asking the question.

<br>“Portals will remain an important part of the property market for years to come, but a new distribution channel is now forming. Forward-thinking agents are preparing for it early, increasing their visibility while reducing their dependence on any single consumer platform.”
